We have proactively assessed building infrastructure systems, including branch wiring, water distribution and sanitary systems, and building life safety systems, to inform our annual capital investment projects and maintain the safety and comfort of the living and dining environments we provide to the ºÚÁϳԹÏ×ÊÔ´ community.
In Progress
Community Housing is currently converting houses on Barrie Street from internal operational use to residential use. This project will add approximately 20 additional spaces for off-campus student housing. Additionally, they are performing maintenance work on numerous exteriors of University District properties following the completion of the revitalization project. As a result of proactive investigation, John Orr Tower is undergoing a significant electrical upgrade project to provide more reliable electrical services and to install an upgraded emergency generator.
Residence Life and Services has been enhancing security practices across residence buildings by installing video recording systems. A plan to expand access control has also been developed and is ready for implementation.
As a targeted sustainability initiative, buildings managed by Housing and Ancillary Services are undergoing lighting upgrades to reduce energy consumption and improve interior lighting quality. This work primarily involves replacing older lighting systems with LED fixtures. To date, upgrades have been completed in Waldron Tower, Jean Royce Hall I & II common areas and corridors, the Donald Gordon Hotel and Conference Centre, Adelaide Hall, Ban Righ Hall, and Morris Hall. Work is currently underway in the common areas and corridors of Leggett Hall and Watts Hall, as well as Ban Righ Dining Hall.

Within the portfolio we have two major capital projects kicking off over the 2026 summer: the modernization of Leonard Hall washrooms and Waldron Tower student rooms. Both projects will be completed in phases over the coming summers, with Leonard planned over three years and Waldron over five years. In Leonard Hall, existing shared washrooms will be converted into single-user washrooms. In Waldron Tower, student bedrooms will be modernized, creating more efficient layouts. In addition, both projects will also address electrical and plumbing infrastructure maintenance.
Other projects planned throughout the 2026-27 fiscal year include the second phase of the Jean Royce Hall I roof renewal, which will replace the roof and exhaust fans, and the replacement of the McNeill House roof. Work is also underway to investigate conditions of incoming water services in buildings constructed before 1974.
In Design
Capital and infrastructure planning will be a major focus throughout 2026-27, with several significant projects advancing through the design phase. In Ban Righ Hall, washroom renewal plans will aim to convert traditional washrooms into updated single-user, gender-neutral spaces, in addition to roof replacement and renewal of the HVAC system. Design work for converting Waldron Tower shared washrooms will also move forward, following the same standard established for Ban Righ Hall and Leonard Hall to create a more consistent student experience across residences.
