From our everyday work, tenant insurance is one of the most overlooked parts of moving off campus, especially for first鈥憈ime renters. Many students assume their landlord鈥檚 insurance will cover them, but it does not. A landlord鈥檚 insurance policy only protects the building, not your belongings or your liability if something goes wrong inside your unit.

Tenant insurance is one of the simplest ways to protect yourself financially and avoid major stress later.

Tenant insurance typically includes three key protections:

  • Personal property coverage protects your belongings (laptop, bike, clothing, furniture) if they鈥檙e stolen, damaged by fire, or affected by certain types of water damage.
  • Liability coverage covers you if you accidentally cause damage to the unit (like a kitchen fire) or if someone gets injured in your space and holds you responsible.
  • Additional living expenses helps pay for temporary housing if your rental becomes unlivable due to an insured event.

For most students鈥 tenant insurance typically costs $20-$40 per month, depending on the provider and the value of your belongings.

If your lease states that tenant insurance is required, then you must obtain it. This is a valid and enforceable lease term in Ontario, and landlords can request proof of insurance at the start of your tenancy. Most landlords will request proof of tenant insurance prior to key pickup. This requirement is very common here in Kingston, especially in rentals managed by a Property Management Company.

If your lease does not list tenant insurance as a requirement, you are not legally obligated to get it. However, it is strongly recommended and highly encouraged. Why?

  • Your landlord鈥檚 insurance will never cover your belongings.

  • Without liability coverage, you could be responsible for thousands of dollars in accidental damage.

  • Many students underestimate how expensive it is to replace everything after a fire, break鈥慽n, or flood.

Even if your landlord doesn鈥檛 require it, tenant insurance is one of the most affordable ways to protect yourself.

Common Misconceptions from First鈥慣ime Student Renters:

  • 鈥淢y parents鈥 home insurance covers me.鈥 Sometimes it does, but it depends on the policy and typically only if you鈥檙e still considered a dependent and living away temporarily. If your parent has home insurance, confirm directly with their provider.

  • 鈥淚 don鈥檛 own anything valuable.鈥 Add up your laptop, phone, clothing, bedding, bike, and school supplies. Most students underestimate the total value of their belongings.

  • 鈥淣othing bad will happen.鈥 To our understanding, most claims come from everyday situations like kitchen mishaps, burst pipes, break鈥慽ns, or water leaks from neighbouring units.

How to Get Tenant Insurance:

Students should be researching Canadian Insurance Companies and doing comparisons to determine which one if best for them. You also want to make sure that you are asking about liability and contents insurance as a tenant, renting in Ontario. Unfortunately, the OCLA office is not able to recommend insurance companies.

Quick Tips for Students:

  • Read your lease carefully to see if insurance is required.
  • If your parents own a home and they have home insurance, depending on their policy you may be covered for contents insurance but not likely liability. Each policy is different, so you would need to investigate this and ask if it is an option.
  • Take photos of your belongings when you move into the rental property, as this will be helpful in the future if needed for claims.
  • Keep a digital copy of your policy in your email or cloud storage.
  • Update your coverage if you buy new electronics or move to a new unit.

Key Takeaway

Whether required by your lease or not, tenant insurance is one of the smartest, simplest protections for first鈥憈ime renters. It safeguards your belongings, reduces financial risk, and gives you peace of mind as you settle into your new home in Kingston.
